Building regulations matter

Building regulations and planning conditions are there for the safety and protection of the general public and so for anyone wanting to change an aspect of either a commercial property or a domestic property it is essential that they seek out professional advice on the building regulations that are pertinent to their circumstances.

There are government guidance and regulations produced to help contractors and to ensure that all building work is carried out in a workmanlike manner using adequate and proper materials. There are also specific requirements for energy efficiency and if a building is extended or renovated, the energy efficiency of the existing building or part of it may need to be upgraded.

Should a contractor be employed to carry out work it is important to choose one that is a registered competent person with the council as this will mean that building work and material changes of use need not be notified to a building control body. People who are responsible for building work such as an agent, designer, builder or installer must ensure that the work complies with all applicable requirements of the Building Regulations. The building owner may also be responsible for ensuring that work complies with the Building Regulations in some instances.
