Buying Land with Planning Permission

If you are a property developer or want to get into the market, one of the best ways to do so is to buy land and then build properties. This gives you much more flexibility, and will also allow you to dramatically increase the value of the land you are buying, so it is a real investment for you.

If you are interested in developing land, you will need the right planning permissions. You can sometimes buy land with planning permission already granted, or you can choose to obtain the planning permission yourself. If the land comes with planning permission, then you will need to make sure you adhere to it, and you will be more limited in what you can do. However, this can be easier than carrying out the process yourself. You will usually need to instruct a conveyancer to help you with the sale and take of the legalities.
